The fund has sent out its first capital calls and will start investing immediately.<\/p>\n<p>UB Nordic Forest Fund IV will continue United Bankers&#8217; series of Nordic Forest Funds, and will follow an investment strategy similar to those successfully implemented in other United Bankers&#8217; forest funds. However, compared with previous <a title=\"Funguo Innovation Programme 2nd Funding Round\" href=\"https:\/\/www.cfwt.sua.ac.tz\/ecosystems\/news\/funguo-innovation-programme-2nd-funding-round\">funds<\/a>, UB Nordic Forest Fund IV aims to increase geographical diversification and invest more widely in forest estates in the\u00a0Baltic Sea\u00a0rim countries and certain other European countries. The fund can invest 20 per cent of its capital outside\u00a0Europe.<\/p>\n<p>UB Nordic Forest Fund IV offers an opportunity to invest in a geographically well-diversified forest property portfolio that generates stable returns independent of the economic cycle. The <a title=\"Funding for Conservation Projects\" href=\"https:\/\/www.cfwt.sua.ac.tz\/ecosystems\/news\/funding-for-conservation-projects-3\">fund&#8217;s forests<\/a> are managed professionally and responsibly, taking care of their economic, social and ecological sustainability. The sustainability of the fund&#8217;s <a title=\"Call for Proposals \u2013 Forest Management Planning for Village Land Forest Reserves\" href=\"https:\/\/www.cfwt.sua.ac.tz\/ecosystems\/news\/call-for-proposals-forest-management-planning-for-village-land-forest-reserves\">forest management<\/a> is verified through PEFC and FSC certification.<\/p>\n<p>Forests are well-suited for responsible investment &#8211; a well-managed forest serves as substantial <a title=\"The story behind a Carbon Credit\" href=\"https:\/\/www.cfwt.sua.ac.tz\/ecosystems\/news\/the-story-behind-a-carbon-credit\">carbon<\/a> storage and as a significant carbon sink. <a title=\"Call for consultancy services: recruitment of experts to review and synthesise information on the nexus between climate change, forests and trees\" href=\"https:\/\/www.cfwt.sua.ac.tz\/ecosystems\/news\/call-for-consultancy-services-recruitment-of-experts-to-review-and-synthesise-information-on-the-nexus-between-climate-change-forests-and-trees\">Forests sequester carbon dioxide from the atmosphere and play a key role in achieving the climate<\/a> targets of the Paris Agreement to reduce greenhouse gas emissions. UB Nordic Forest Fund IV is a fund categorised as Article 9 under EU Sustainable Finance Disclosure Regulation (SFDR) and it aims at <a title=\"Climate change mitigation: reducing emissions\" href=\"https:\/\/www.cfwt.sua.ac.tz\/ecosystems\/news\/climate-change-mitigation-reducing-emissions\">mitigating climate change<\/a>.<\/p>\n<p>UB Nordic Forest Fund IV differs from other Nordic Forest Funds in the sense that it is an evergreen fund. &#8220;Previous UB Nordic Forest Funds have been established for a fixed period. However, we felt that an evergreen <a title=\"Prince Bernhard Nature Fund supporting Nature Conservation Worldwide\" href=\"https:\/\/www.cfwt.sua.ac.tz\/ecosystems\/news\/prince-bernhard-nature-fund-supporting-nature-conservation-worldwide\">fund is well-suited for the long-term nature<\/a> of forest investment. Investors also expressed their wish to continue investing without a time limit. This will facilitate, for example, the activities of many institutional investors that have set long-term environmental or sustainability targets for their investment portfolios,&#8221; says\u00a0Jyri Hietala, CEO of\u00a0UB Nordic <a title=\"Research Assistant Manager (Forester)\" href=\"https:\/\/www.cfwt.sua.ac.tz\/ecosystems\/news\/research-assistant-manager-forester\">Forest Management<\/a> Ltd.<\/p>\n<p><a title=\"Request for Proposal on Analysis of Public Sector Climate, Forest, and Land Use Strategies and Determination of Investment Readiness Score\" href=\"https:\/\/www.cfwt.sua.ac.tz\/ecosystems\/news\/request-for-proposal-on-analysis-of-public-sector-climate-forest-and-land-use-strategies-and-determination-of-investment-readiness-score\">Forest investments<\/a> are considered a key component of a well-diversified investment portfolio, as their correlation with stock and bond market performance is low. The interest expressed by investors <a title=\"United Nations Industrial Development Organisation \u2014 Innovative Solutions towards Net-Zero\" href=\"https:\/\/www.cfwt.sua.ac.tz\/ecosystems\/news\/united-nations-industrial-development-organisation-innovative-solutions-towards-net-zero\">towards United Bankers&#8217; forest investment solutions<\/a> continues to be very strong. Currently, <a title=\"Postdoc position \u2013 modelling and forest planning\" href=\"https:\/\/www.cfwt.sua.ac.tz\/ecosystems\/news\/postdoc-position-modelling-and-forest-planning\">forest investments continue to benefit from high inflation and the long-term positive<\/a> outlook for the forest industry. The roundwood market in\u00a0Finland\u00a0has been at a peak, for example, as timber imports from\u00a0Russia\u00a0have ended. This situation is not expected to <a title=\"How forest loss has changed biodiversity across the globe over the last 150 years\" href=\"https:\/\/www.cfwt.sua.ac.tz\/ecosystems\/news\/how-forest-loss-has-changed-biodiversity-across-the-globe-over-the-last-150-years\">change in the coming years<\/a> and substitution demand for timber is expected to continue in\u00a0Finland\u00a0and increase for imported timber from the Baltic countries. The output <a title=\"Arthropods in high-diversity forests contribute to improved productivity\" href=\"https:\/\/www.cfwt.sua.ac.tz\/ecosystems\/news\/arthropods-in-high-diversity-forests-contribute-to-improved-productivity\">of\u00a0Finland&#8217;s\u00a0forest industry is also growing due to increasing production<\/a> capacity. The growth in capacity is, in fact, forecast to compensate for the weak economic outlook.<\/p>\n<p>In recent years, the forest industry has also invested heavily in <a title=\"Calling for innovative ocean-minded startups\" href=\"https:\/\/www.cfwt.sua.ac.tz\/ecosystems\/news\/calling-for-innovative-ocean-minded-startups\">innovations<\/a> to replace materials based on plastics and other fossil-based raw materials, increase the added value and more efficient use of the forest industry&#8217;s raw material side streams, and expand the use of wood-based materials in various intermediate and end-use applications.<\/p>\n<p>&#8220;Our ambitious goal is to develop UB Nordic Forest Fund IV into our largest forest fund ever in terms of capital. This objective is <a title=\"Mohamed bin Zayed Species Conservation Fund \u2014 Grants in Support of Endangered and Critically Endangered Species\" href=\"https:\/\/www.cfwt.sua.ac.tz\/ecosystems\/news\/mohamed-bin-zayed-species-conservation-fund-grants-in-support-of-endangered-and-critically-endangered-species\">supported by the steady growth in the popularity of forest investment and the broader geographical diversification of the new fund<\/a>. Our fund has also attracted a great deal of interest from international investors. They are interested in our strong track record in forest investment in the Nordic and Baltic region,&#8221; says\u00a0Timo Ronkainen, Head of Institutional Asset Management at United Bankers.<\/p>\n<p>&#8220;In its investment activities in\u00a0Finland\u00a0and the Baltic region, UB Nordic Forest Fund IV will continue where UB Nordic Forest Fund III left off after it reached its target size and was closed. UB Nordic Forest Fund IV has the potential to expand direct acquisitions of forest estates into other parts of\u00a0Europe. We will proceed gradually, starting in\u00a0Finland\u00a0and the Baltic region and expanding our geographical allocation into the rest of\u00a0Europe. Our goal is to be a major player in each of the fund&#8217;s selected target markets,&#8221; says\u00a0Jyri Hietala.<\/p>\n<p>&#8220;The fund&#8217;s investment strategy and performance targets are based on <a title=\"Invitation to register for the achieving sustainable forest management through research and development in SADC webinar\" href=\"https:\/\/www.cfwt.sua.ac.tz\/ecosystems\/news\/invitation-to-register-for-the-achieving-sustainable-forest-management-through-research-and-development-in-sadc-webinar\">sustainable forest management<\/a>. We are aiming for actively and well-managed <a title=\"Postdoctoral position in modelling forest resources and development pathways\" href=\"https:\/\/www.cfwt.sua.ac.tz\/ecosystems\/news\/postdoctoral-position-in-modelling-forest-resources-and-development-pathways\">forests and the development<\/a> of forest properties. An interesting new element in investment activities is renewable <a title=\"Energy Globe Award for Sustainability \u2014 Awards 2023\" href=\"https:\/\/www.cfwt.sua.ac.tz\/ecosystems\/uncategorized\/energy-globe-award-for-sustainability-awards-2023\">energy:<\/a> its growth prospects also increase the return potential of forest funds. In the future, additional returns on land ownership can be achieved by leasing land for <a title=\"Solar and Wind Energy Projects\" href=\"https:\/\/www.cfwt.sua.ac.tz\/ecosystems\/news\/solar-and-wind-energy-projects\">wind and solar<\/a> power production, for example,&#8221; Hietala adds.<\/p>\n<p>UB Nordic Forest Fund IV is the fifth fund established by United Bankers to invest directly in forest estates. In addition to\u00a0UB Timberland Fund\u00a0(AIF), which is open to investors, United Bankers has two closed-end capital <a title=\"coLABS Impact Investing Fund\" href=\"https:\/\/www.cfwt.sua.ac.tz\/ecosystems\/news\/colabs-impact-investing-fund\">funds investing<\/a> in forest estates.\u00a0UB Nordic Forest Fund II LP\u00a0invests in forest estates in\u00a0Finland, and\u00a0UB Nordic Forest Fund III LP\u00a0invests in forest estates in the\u00a0Baltic Sea\u00a0region. United Bankers&#8217; first forest fund,\u00a0UB Nordic Forest Fund I LP\u00a0was sold to a major international insurance company in\u00a0June 2020.<\/p>\n<p>Following the acquisition of a forest property entity from\u00a0Taaleri, United Bankers became the third <a title=\"Extreme wildfires are turning the world\u2019s largest forest ecosystem from carbon sink into net-emitter\" href=\"https:\/\/www.cfwt.sua.ac.tz\/ecosystems\/news\/extreme-wildfires-are-turning-the-worlds-largest-forest-ecosystem-from-carbon-sink-into-net-emitter\">largest private forest<\/a> owner in\u00a0Finland\u00a0at the end of June. Timberland fund operations play a key role in United Bankers&#8217; strategy, and the company has been determined to grow its forest fund family and expand its expertise in the forest sector. Examples of this also include\u00a0UB Forest Industry <a title=\"Republican attacks on ESG aren\u2019t stopping companies in red states from going green\" href=\"https:\/\/www.cfwt.sua.ac.tz\/ecosystems\/news\/republican-attacks-on-esg-arent-stopping-companies-in-red-states-from-going-green\">Green<\/a> Growth Fund I LP, a capital fund launched at the beginning of the year to invest in growth companies in the forest and bioproduct industries.<\/p>\n<p>UB Nordic Forest Fund IV is part of United Bankers&#8217; fund selection focusing on real asset investments, which includes real estate and forest funds and funds investing in shares in real estate and infrastructure companies.
